1. Definitions
Throughout this document, the following terms carry specific meanings:
- "Velora" or "We" or "Us" refers to Velora, a property rental and lease matching service operating in Bangkok, Thailand.
- "Service" refers to all rental consultation, lease matching, short-stay placement, and tenancy coordination activities offered by Velora.
- "User" or "Client" means any individual or entity that accesses our website or engages our services.
- "Agreement" means these Terms and Conditions, together with any service engagement letter or written scope confirmation.
- "Content" means all text, images, listings, guides, and materials published or provided by Velora.
- "Residence" means any apartment, condominium unit, house, or other residential property that Velora presents, matches, or facilitates access to.
2. Acceptance of Terms
By accessing the Velora website, submitting an enquiry form, or engaging our services in any capacity, you confirm that you have read, understood, and agree to be bound by these Terms and Conditions. If you do not agree to these terms, please refrain from using our services.
You must be at least 18 years of age and possess the legal capacity to enter into binding agreements under Thai law or the law of your country of residence. By using our services, you represent and warrant that you meet this requirement.
3. Service Description
Velora provides the following core services in Bangkok, Thailand:
- Short-Stay Curated Rentals: Placement in furnished residential properties for periods of one week to approximately three months. Service includes property selection, check-in coordination, and access to a dedicated contact throughout the stay.
- Long-Term Lease Matching: A consultative matching process for tenancies of six months or longer. Includes a preferences interview, curated shortlists, accompanied viewings, lease review guidance, and negotiation support.
- Ongoing Tenancy Care: Periodic property check-ins, maintenance coordination, and liaison between tenants and landlords for existing tenancies.
Service availability is subject to property availability in Bangkok at the time of the enquiry. Velora does not own the properties it presents and acts as a facilitator, not a landlord.
Geographic coverage is limited to Greater Bangkok. Services outside this area are not currently available.
4. Client Accounts
Access to certain service features may require registration of a client profile. When creating a profile, you agree to provide accurate, current, and complete information. You are responsible for maintaining the confidentiality of any access credentials and for all activity associated with your profile.
Velora reserves the right to suspend or deactivate a client profile where there is evidence of misrepresentation, misuse, or breach of these terms. You may request closure of your account at any time by contacting us at [email protected].
5. User Responsibilities
When using Velora's services, you agree to:
- Provide accurate information about your requirements, budget, and household composition
- Treat properties viewed as part of the service with appropriate care and respect
- Attend agreed viewings punctually or give reasonable advance notice if unable to attend
- Communicate any changes in your requirements promptly
- Refrain from contacting property owners, landlords, or building management directly without Velora's prior knowledge
- Comply with all applicable Thai laws and regulations relating to tenancy and residential use
Prohibited activities include, but are not limited to: providing false information to secure a placement, using Velora's property access for commercial purposes not disclosed at the time of enquiry, reproducing or distributing Velora's proprietary materials, and any conduct that may harm the reputation of Velora or the landlords we work with.
6. Intellectual Property
All content published on the Velora website โ including written materials, property guides, neighbourhood descriptions, pricing frameworks, and design elements โ is the property of Velora or is used with permission. You are granted a limited, non-exclusive, non-transferable licence to view this content for personal, non-commercial purposes only.
You may not copy, reproduce, modify, distribute, or create derivative works based on Velora's content without prior written consent. This restriction applies to all formats including print, digital, and social media.
Any feedback, suggestions, or ideas submitted to Velora may be used freely by us without obligation or attribution.
7. Payment Terms
Service fees are denominated in Thai Baht (เธฟ). All applicable fees will be communicated clearly in writing before the commencement of any paid engagement.
For short-stay placements, payment is required at the time of booking confirmation. For lease matching services, fee structure and payment schedule will be set out in a written service engagement letter.
Refund eligibility varies by service type and is governed by the specific terms confirmed at the time of engagement. In the absence of specific written terms, cancellations made more than 72 hours before a scheduled viewing or check-in date are eligible for a full refund of any deposit held.
Velora is not responsible for any currency conversion costs, bank transfer fees, or charges applied by third-party payment processors.
8. Service-Specific Terms
Short-Stay Rentals: The period of occupation is as agreed at the time of booking. Extensions are subject to property availability and must be requested at least 48 hours before the original end date. Occupants must adhere to the house rules of each property, which will be provided at check-in.
Long-Term Lease Matching: Velora's role concludes upon the signing of a lease agreement between the client and landlord. The resulting lease is a direct agreement between those two parties, and Velora is not a party to it. Clients are encouraged to seek independent legal advice before signing any tenancy contract.
Tenancy Care: Coordination services are provided on a reasonable-efforts basis. Velora cannot guarantee specific timelines for maintenance resolutions, as these are subject to contractor availability and landlord decisions.
9. Disclaimers
Velora's services are provided in good faith and on a best-efforts basis. We do not make any representation or warranty โ express or implied โ that any specific property will be available, that a lease will be concluded, or that any particular outcome will be achieved.
Property descriptions, images, and pricing information are provided in good faith based on information supplied by landlords. Velora cannot guarantee the accuracy of all third-party-supplied information and recommends that clients verify material details independently before making any commitment.
Nothing in these Terms should be construed as legal, financial, immigration, or investment advice. Clients are encouraged to consult qualified professionals in those fields when required.
10. Limitation of Liability
To the fullest extent permitted under Thai law, Velora's total liability arising from or related to these Terms, whether in contract, tort, or otherwise, shall not exceed the total fees paid by the client to Velora in the three months preceding the event giving rise to the claim.
Velora shall not be liable for: loss of rental opportunity, indirect or consequential losses, losses arising from a landlord's failure to honour a commitment, losses due to force majeure events including natural disasters, governmental restrictions, or public health emergencies, or any issue arising from a lease agreement to which Velora is not a party.
11. Indemnification
You agree to indemnify and hold Velora, its staff, and associated partners harmless from any claims, losses, damages, or expenses โ including reasonable legal fees โ arising from your breach of these Terms, your misuse of any property viewed or occupied, or any misrepresentation made to Velora or to a landlord facilitated by Velora.
12. Termination
Either party may discontinue an engagement with reasonable written notice. Velora may suspend or terminate service provision immediately where a client has materially breached these Terms, provided false information, or engaged in conduct harmful to Velora's business relationships.
Upon termination, any confirmed short-stay occupancy may continue until its originally agreed end date unless the breach involves behaviour that endangers property or other occupants. All payment obligations incurred prior to termination remain enforceable.
Sections relating to intellectual property, liability, indemnification, and dispute resolution survive termination of any service engagement.
13. Dispute Resolution
These Terms are governed by and construed in accordance with the laws of the Kingdom of Thailand. Any dispute arising from or in connection with these Terms shall first be subject to good-faith negotiation between the parties for a period of 30 days following written notice of the dispute.
If a resolution is not reached through negotiation, the parties agree to submit the matter to the jurisdiction of the courts in Bangkok, Thailand. Clients located outside Thailand acknowledge that Thai law governs this agreement and consent to the jurisdiction of Thai courts.
14. General Provisions
Entire Agreement: These Terms, together with any service engagement letter, constitute the complete agreement between you and Velora regarding the matters addressed herein.
Severability: If any provision of these Terms is found to be unenforceable, the remaining provisions shall continue in full force and effect.
Waiver: Velora's failure to enforce any provision at any time shall not be construed as a waiver of that provision or of any other right.
Assignment: You may not assign your rights or obligations under these Terms without Velora's written consent. Velora may assign its rights in connection with a restructuring or sale of the business.

15. Changes to Terms
Velora may update these Terms from time to time to reflect changes in our services, operational practices, or applicable law. When changes are made, we will update the "Last Updated" date at the top of this page. For material changes, we will provide notice via email to registered clients where possible.
Continued use of Velora's services after updated Terms have been published constitutes acceptance of those updated Terms. We encourage you to review this page periodically.
