1. Introduction

Velora ("we", "us", "our") is committed to protecting the personal information of everyone who enquires about or uses our residential rental services in Bangkok, Thailand. This policy explains what data we collect, why we collect it, how we use it, and what rights you have in relation to it.

This policy applies to all personal data processed by Velora in connection with our short-stay curated rentals, long-term lease matching, and property care coordination services. Our registered address is 88 Sukhumvit Soi 24, Klongton, Khlong Toei, Bangkok 10110, Thailand.

If you have questions about this policy or how we handle your data, you can contact us at [email protected].

2. Data We Collect

We collect personal information when you contact us through our website, by email, or by telephone. The information we typically collect includes:

  • Full name
  • Email address
  • Phone number (if provided)
  • Preferences and requirements shared during consultation (budget, household size, location preferences, duration of stay)
  • Communication records — enquiries, messages, and correspondence
  • Technical data from website visits (IP address, browser type, pages viewed) via analytics tools

We do not collect sensitive personal data such as financial account details, identity documents, or health information unless specifically required to deliver a service and with your explicit agreement.

3. Legal Basis for Processing

We process personal data on the following grounds under Thailand's Personal Data Protection Act B.E. 2562 (PDPA):

  • Contractual necessity — to carry out the service you have engaged us for
  • Legitimate interest — to respond to enquiries, improve our services, and maintain our business records
  • Consent — for marketing communications and analytics cookies, where you have agreed to these
  • Legal obligation — where retention or disclosure is required by Thai law

4. How We Use Your Data

Personal data collected is used to:

  • Respond to your enquiry and provide the requested service
  • Prepare shortlists, arrange viewings, and support the rental process
  • Communicate with landlords and service providers on your behalf (where you have engaged care coordination)
  • Maintain records of our client relationships
  • Improve our website and service quality through anonymised analytics
  • Send service-related follow-up communications (not unsolicited marketing)

We do not sell personal data to third parties and do not use it for purposes beyond those listed above without informing you first.

5. Data Sharing

We may share personal data with third parties in limited circumstances:

  • Landlords and property managers — when facilitating a viewing or lease, we share relevant contact details with the necessary parties
  • Service providers — vetted contractors engaged to support care coordination (cleaning, repairs) receive only the contact information necessary to fulfil their task
  • Analytics providers — website usage data may be shared with analytics platforms (e.g. Google Analytics) in anonymised form
  • Legal requirement — where disclosure is required by Thai law or a court order

6. Data Retention

We retain client records for a period of three years following the conclusion of a service engagement, in line with standard business practice and applicable Thai law. Enquiries that did not proceed to an active engagement are retained for 12 months, then deleted. You may request earlier deletion at any time (see Section 8).

7. Data Security

Personal data is stored on password-protected, encrypted systems with access limited to Velora team members who require it to perform their role. We conduct periodic security reviews and maintain backups. In the event of a data breach that poses a risk to individuals, we will notify affected parties and the relevant Thai authority in line with PDPA requirements.

8. Your Rights

Under Thailand's PDPA, you have the following rights in relation to your personal data:

  • Right to access — to request a copy of the data we hold about you
  • Right to rectification — to correct inaccurate information
  • Right to erasure — to request deletion of your data, subject to legal retention requirements
  • Right to restrict processing — to limit how we use your data in certain circumstances
  • Right to data portability — to receive your data in a structured, machine-readable format
  • Right to object — to object to processing based on legitimate interest
  • Right to withdraw consent — where processing is based on consent, you may withdraw it at any time

To exercise any of these rights, contact us at [email protected]. We will respond within 30 days. If you are unsatisfied with how we handle your request, you may lodge a complaint with Thailand's Personal Data Protection Committee.

9. Cookies

Our website uses cookies for functionality and analytics purposes. You can manage cookie preferences at any time through our Cookie Policy page. Essential cookies cannot be disabled as they are required for the site to function. Analytics and marketing cookies are optional and only set with your consent.

10. Third-Party Links

Our website may contain links to third-party sites. We are not responsible for the privacy practices of those sites and encourage you to review their policies independently.

11. Children

Our services are intended for individuals aged 18 and over. We do not knowingly collect personal data from minors. If we become aware that data has been collected from someone under 18 without appropriate consent, we will delete it promptly.

12. Changes to This Policy

We may update this policy from time to time. Material changes will be communicated by posting an updated version on this page with a revised "last updated" date. Continued use of our services after changes are posted constitutes acceptance of the updated policy.
